In almost all cases, the architectural-engineering documentation also includes various specialist engineering documents, apart from the purely architectural plan section.
First of all, these parts of the work have a special role in the construction permitting process. The minimally required content of these plans is determined in the annexes of Government Decree No. 312/2012 (XI.8.). The further expansion and detailed elaboration of the basic principles determined here is the task of the construction plan documentation. The content of this documentation is regulated by Government Decree No. 191/2009 (IX.15.).
The structural engineer indicates the loads, effects and the standards applied derived from the planning programme and the technological demands in the supporting structure technical description of the construction permit. This documentation presents the supporting structure system of the building on the basis of the dynamics calculations. The structural plan determines the spans covered, the structure of the main load-bearing elements and their main dimensions, as well as the quality and performance requirements of the materials to be used. The planning of the supporting structures requires close collaboration between the architect and the structural engineer the planning of stairs
In later plan phases, we draw up the 1:50 scale plans of the building foundations and the reinforced concrete or, if appropriate, steel supporting structures. The documentation also includes the detailed bill of quantities, reinforcing and shuttering plans as well as detailed fixing point plans.
In case of special foundation requirements, we use the services of specialist planners to draw up the plans for deep foundation technologies, for creating the soil test report and the geotechnical plans.
BUILDING ENGINEERING PLANNING

Drawings are created in the building engineering planning construction phase for each specialist field: water supply, wastewater drainage, fire water, gas supply, heating – air-conditioning – ventilation, safety air technology and other technology system drawings and vertical duct plans are drawn up at 1:50 scale. These now contain the solutions for connection to the pipeline networks and their main dimensions as well as all the relevant performance data of the equipment to be installed.
BUILDING ELECTRICS PLAN
In the permit plan phase, the textual description of the Building electrics plan presents how the building is supplied with electricity, the power and low current systems, and extends to the building’s lightning and shock protection measures as well.
An organic part of the electrics working plan is the lighting plan. The documentation elaborates the general interior and exterior lighting plan as well as the outdoor lighting and emergency lighting plans. The connection drawings of the distribution equipment, the power transmission plans and engineering connection plans are drawn up, as are the precise plans for lightning and shock protection at the necessary scale.
A basic requirement in modern buildings is the existence of building monitoring and building control systems (intelligent building). Therefore, when planning the electrical system we draw up the security, CCTV, telephone and structured network plans as well as the plans for all the other low current systems that ensure the operation of the building.
The building’s fire protection concept plans summarise the fire risk classifications of the structures, the fire protection requirements relating to the structures, the fire sections, the fire distances as well as the special solutions for the fire-inhibiting structures. We determine the conditions for fire extinguishing, the fire signalling method, the installed fire extinguishing equipment and the technical solutions for the fire water supply. Extra emphasis is placed on the special requirements of the building engineering and building electrics systems, like, for example, questions related to smoke extraction, fresh air ventilation, emergency lighting and lightning protection. The textual part of the documentation always covers the building evacuation and escape calculations as well.
Landscape planning starts with a survey of the trees on the basis of the existing geodesic report, which consists of an on-site inspection of the trees, their condition, a list of plants and a textual description. The permit plan phase of the garden plan includes the expression of the ideas contained in the concept plan: tree protection – tree cutting plans, fine detailed landscaping plans, comprehensive environment arrangement plans and green area calculations. The green area calculations present the ratio between the areas of the plot to be covered with vegetation and the total area of the plot, and certifies that this ratio complies with the local regulations.
In later plan phases, beside giving further detail to the above plans, the landscape designer specifies the list of plants to be planted, the precise landscape plan is drawn up, with precise drawings of the more interesting details. During the planning of the garden we give recommendations regarding the special outdoor and decorative lighting solutions and possibly regarding the use of water architecture.
Although it is not compulsory according to the law, but when drawing up plans that demand a high standard (e.g. hotels, elegant spaces), the interior design concept is determined already in the construction permit plan phase. The interior designing include drawings and text that specify the furnishings of the rooms as well as the ideas relating to material use and colours. Ground plan, surfacing, lighting and furnishing alternatives are created with colour visualisation plans.
During the construction planning stage, interior design plans are drawn up that are closely related to the architectural, engineering, electrics and supporting structure plans. These include: furnishing plans, floor surfacing and suspended ceiling plans, wall views and working drawings. The planned materials and samples are presented, lists are made of the furniture to be built in, the mobile furniture and the lighting fittings. Individual furniture plans as well as curtain and carpet plans may also be drawn up. When planning apartment buildings, we use modern interior design solutions, which include plans for the flooring and kitchen furniture as well.
If required, in this plan section we elaborate the requested image elements, the plans for the uniform arrangement of the logos, company designs, signs and unique markings. In special cases, characteristic furnishings and objects created during the design of the special furniture may also be parts of the new image.
In special cases, it may be necessary to draw up technology plans (e.g. kitchen technology, medical technology, production technology, etc.), which we put together with great care in the interest of providing perfect solutions for the special requirements and tasks.
Road planning is a process taking place independently of the construction permit procedure, characteristically being a process that starts after it. In most cases, the planning begins with the collection and updating of the geodesic data. We perform a comprehensive survey of the affected area to determine the planimetric and height data. We supplement the basic map issued by the land registry with the data obtained in this way and then supplement the drawings with the paths of the existing public utilities.
The road plan documentation is a multi-layered plan section that covers several specialist fields. Beside the changes made on the public roads and on the private roads within the plot, it contains the plans for the transport technology of the affected areas, like, for example, road signs, road markings, garage technology and barriers as well as recommendations for establishing the proposed temporary traffic restrictions during the construction work.
An examination of the locations of the public utilities in the affected area must be performed for the road plans. By contacting the affected service providers, the locations of the road water drainage, public lighting, electricity networks, water supply and sewerage networks, gas pipelines and telecommunication networks in the area must be determined, and any planned changes or relocations affecting them must be documented.
Tree-felling and plant installation garden plans are also drawn up for the public areas affected by the construction work for the purpose of restoring the green surfaces of the disturbed areas.
In case of larger scale developments, the planning of structures, such as pedestrian and public road bridges, is also a task of the specialist field.
We follow the path of the submitted plans all the way through the road permit procedure. We obtain the necessary public road operator, traffic technology and owner consents and draw up the unified road and public utility site plans approved by the public utility companies.
PUBLIC UTILITY PLANNING
Public utility planning has a supporting role in the process of obtaining the construction permit only. In the scope of this, we examine how the public utility capacities derived from the technologies and the mode of use may be ensured for the affected plots. We request preliminary public utility declarations from the operator of the water and sewerage networks, and from the electricity and gas companies.
If the development makes more serious network development necessary, then the planning of the public utilities is continued within the scope of separate permit procedures.
The water mains relocations and the network development methods are planned, which includes the building connection points and the meters, as are the water drainage network relocations and the road water drainage reconstruction, and the sewerage network development solutions with its connection to the receiving network. After the plans have been submitted, we collaborate in the water rights establishment licensing procedure.
When planning the gas network, we plan the required relocations, the construction plans for the gas pipeline within the plot, with the building connections, the gas receiving station and meter, then collaborate in the acquisition of the mining authority licence. Developments outside of the plot are planned and constructed by the service provider itself.
The electricity network developments related to the building’s electricity demand are carried out by the service provider, using their own or an accredited team of planners. During any consultations in connection with this, we use our know-how to help represent the interests of the developer.
Among the low current and telecommunications tasks, we ensure that the external service provider has access to the building’s telecommunications cabling and solve the planning issues for the external security systems (barriers, entry system, cameras).
